Which Authority Covers My Elevator? South Florida AHJ Guide

How to tell whether the City of Miami, Miami Beach, Miami-Dade, Broward or DBPR certifies your elevator.

Short answer: Florida contracts elevator oversight to a few local agencies. In South Florida, the City of Miami and City of Miami Beach run their own elevator divisions, Miami-Dade County OES covers the rest of the county, and Broward County covers all Broward cities. Palm Beach County is handled by the state DBPR Bureau of Elevator Safety.

The most common mistake

A "Miami" mailing address does not mean the building is in the City of Miami. Many properties with a Miami mailing city are in unincorporated Miami-Dade or another municipality, which means a different AHJ, a different renewal process and different fees. Check the property's municipality, not its mailing city.
